Kitchens Built for South Baldwin
Full-time homes, second homes, condos, and rentals need different kitchens. We start with how the kitchen will be used.
Gathering Kitchens
Islands with seating for visiting family, wider walkways between the island and the range, and a second prep sink when more than one person cooks.
Second-Home and Rental Kitchens
Hard-wearing counters, hardware, and flooring that survive a summer of guests, scheduled between bookings so the calendar keeps earning.
Condo Kitchens
Gulf Shores and Orange Beach condos come with building rules: elevator reservations, work hours, and walls you cannot move. We plan the kitchen inside those limits.
Cabinets and Counters
New cabinets or refreshed boxes with new doors and paint, and quartz or granite templated after the cabinets are set.
Storage That Works
Pantry cabinets, coffee bars, and a drop zone by the door, so the counters stay clear.
Lighting, Power and Floors
Under-cabinet and recessed lighting, new appliance circuits, GFCI outlets, and new flooring that runs under the cabinets.
A Baldwin County Kitchen in Fairhope
A full kitchen remodel on the Eastern Shore, run by the same team that handles our Foley jobs.

| Project detail | What we built |
|---|---|
| Location | Fairhope, Alabama, on the Eastern Shore |
| Contract and schedule | Signed in late January 2026. The owners added a cabinet upgrade by written change order in February. Finished in early May, about 14 weeks including cabinet lead time. |
| Cabinets | New cabinets with new hardware, the upgraded line the owners chose after signing, and painted white base cabinets under stained uppers |
| Countertops and backsplash | Quartz countertops with an undermount stainless double sink, and a new tile backsplash |
| Appliances | A new appliance package, supplied and installed |
| Plumbing, electrical and floors | New plumbing and electrical fixtures, new flooring, and new baseboard trim |
The cabinet upgrade the owners wanted after signing went into a written change order, priced and approved before anything was ordered. That is how a fixed price stays fixed when the plan changes.
Also From Our Foley Office: A Gulf-Front Home in Orange Beach

We rebuilt the interior of a three-story beach house on the Gulf: insulation, drywall, engineered oak floors, crown, baseboard, wallpaper, and marble tile in two bathrooms. The face frame on the built-in pantry was cracked, so we rebuilt the cabinet with a new prefinished face instead of replacing the whole run. We packed the furniture out to climate-controlled storage before work started and moved it back in at the end.
What a Kitchen Remodel Costs in Foley and South Baldwin
In south Baldwin the building type matters as much as the finish: a slab home, a raised beach house, and a condo price differently.
Typical Price Ranges
| Finish level | Compact under 120 sq ft | Standard 120 to 200 sq ft | Large over 200 sq ft |
|---|---|---|---|
| EssentialsQuality materials, current layout kept | $18,000 to $32,000 | $27,500 to $46,000 | $41,000 to $64,000 |
| CustomSemi-custom cabinets, new counters, some layout change | $32,000 to $50,000 | $46,000 to $78,000 | $64,000 to $100,000 |
| LuxuryFull custom cabinets, high-end appliances, layout redesign | $50,000 to $78,000 | $78,000 to $120,000 | $100,000 to $165,000 |
These are the same ranges we quote across Mobile and Baldwin County, built from our own sold jobs. Condo access, raised-home carries, and association requirements are added to your fixed price after the walkthrough, never after the contract.
What Moves the Price
Condo Logistics
Elevator reservations, long carries from the parking deck, and haul-off rules add labor that a house does not have. We count it in the estimate, not after.
Slab or Raised
Moving a sink in a slab home in Foley means cutting concrete. In a raised home the pipes run through the floor framing, which is easier to reroute, but every box and slab of stone is carried up.
Finishes for the Coast
Near the water, cheap metal finishes pit and particleboard swells. Better-rated finishes and plywood cabinet boxes cost more up front and save a second remodel.

From Walkthrough to Turnover
Whether you live here full time or visit a few weeks a year, your kitchen remodel runs through one contract, one project manager, and one fixed price.
Step 1. Walkthrough at the Property
We meet you at the house or condo. If you live out of town, we can meet your property manager and walk you through it by video.
Step 2. Written Scope and Fixed Price
Every task, allowance, and exclusion in writing with one fixed price, so you can approve it from wherever you are.
Step 3. Approvals Before Demolition
For condos, we submit the association's approval package and certificates of insurance before any work is scheduled.
Step 4. Permits
We file with the department that has your address: the City of Foley Building Department inside Foley city limits, the Gulf Shores and Orange Beach building departments on the beach, and Baldwin County for unincorporated addresses like Elberta, Bon Secour, and Lillian. For condos we also handle the association's approval and the certificates of insurance the building manager asks for.
Step 5. Photo Updates on Every Work Day
Your project manager sends photos and notes on each active work day, which matters most when you are not in town to see it yourself.
Step 6. Turnover
We walk the finished kitchen with you or your property manager, finish the punch list, and leave it clean and ready for the next guest or the next holiday.

Remodeling a Kitchen in South Baldwin
Condos and Rentals on the Beach
In Gulf Shores and Orange Beach we schedule around the rental calendar, get the association's approval before demolition, and follow building rules for elevators, parking, and work hours.
Newer Homes on Slabs
Most homes in Foley and the subdivisions off Highway 59 sit on a slab. Moving a drain means cutting concrete, and we price that up front when the design needs it.
Salt Air and Humidity
Within a few miles of the Gulf, cheap metal finishes pit and fans vented into the attic grow mold. We duct range hoods and fans outside and steer you toward finishes that hold up near the water.
A Local Office
Our Foley office is at 105 W Camphor Ave #100A, Foley, AL 36535. Your project manager is local, so a question on site gets an answer the same day.
We remodel kitchens in Foley, Gulf Shores, Orange Beach, Fort Morgan, Elberta, Magnolia Springs, Summerdale, Robertsdale, Bon Secour, Lillian, Perdido Beach, Fairhope, and Daphne.
Why South Baldwin Owners Hire Us
A Local Office in Foley
Our Foley office is on West Camphor Avenue. Your project manager is in south Baldwin, not a crew driving over from Mobile when it suits them.
Built for Owners Who Are Not Here
Written scope, fixed price, approvals, and daily photo updates mean you can run a remodel from out of town without surprises.
One Person Runs the Job
Plumbers, electricians, tile setters, and carpenters are scheduled by one project manager, with one number to call.
Licensed, Insured, and Ready for Your Association
Our Foley office works under the same Alabama HBLB license #28471 and General Contractor License #60291 as our Theodore headquarters, with general liability and workers' compensation coverage.
Condo associations and property managers usually ask for a certificate of insurance naming them. We send it with the approval package, before anyone shows up with tools.
"The contract was clear and all work was performed on schedule. A certificate of compliance was issued by a third party after inspection. It is refreshing to find a company like this."

Kitchen Remodeling Questions in Foley
How much does a kitchen remodel cost in Foley?
Our ranges for a standard 120 to 200 square foot kitchen are $27,500 to $46,000 at the Essentials level and $46,000 to $78,000 at the Custom level. Condos and raised beach homes can add labor for carrying materials. Your walkthrough replaces the range with one fixed price.
Can you remodel a condo kitchen in Gulf Shores or Orange Beach?
Yes. We prepare the association's approval package and certificates of insurance, reserve the elevator, and follow the building's work hours. Walls in condos usually stay where they are, so we design inside the existing footprint.
I live out of town. Can you run the remodel without me there?
Yes. We can meet your property manager for the walkthrough, send the written scope and fixed price for you to approve, and send photos and notes on every active work day.
How long does a kitchen remodel take?
Plan on roughly 6 to 10 weeks on site after materials arrive, plus cabinet lead time before demolition. For rentals, we schedule the work in the off-season when we can.
Do I need a permit to remodel my kitchen in Foley?
We file with the department that has your address: the City of Foley Building Department inside Foley city limits, the Gulf Shores and Orange Beach building departments on the beach, and Baldwin County for unincorporated addresses like Elberta, Bon Secour, and Lillian. For condos we also handle the association's approval and the certificates of insurance the building manager asks for.
Do you offer free estimates?
Yes. The walkthrough and estimate are free. Call our Foley office at (251) 270-5270 or send the form on this page.
